Don, Diana and Keith Sutton, "The Sutton Team, P.A." have been involved with property management since 2002.  We offer a full service, inclusive program for property owners.  Our services include:

  • Inspection and prep of your property between tenants, advertise when vacant, and host open houses until it is rented.  Place advertisements in the local newspaper and news magazines, list property on the Multiple Listing Service for other Real Estate agents to also promote your property.
     

  •  An established screening process for potential renters, which includes a State of Florida background, Criminal background, sexual offender check, eviction reports and credit check.
     

  •  We us a licensed attorney to process and write all our leases so they are  customizable to the Property Owners preferences. 
     

  •  Established relationships with outside suppliers and vendors.  When repairs are needed, we obtain estimates for repairs, ensuring reasonable repair charges.  Any repairs over $150.00 require the owners’ approval; the tenants pay any repairs under $50.00.
     

  •  We collect rent and maintain all bookkeeping records, rental deposits, repairs, mortgage, tax and insurance payments on the rental property.  A monthly report will include with your rent disbursement each month and a 1099 will be issued at the end of each year for your tax accountant.

Fee Schedule 

To find a tenant our fee is one month's rent paid after the tenant pays their first month's full rent.  If full service continuing property management is required, our monthly start up fee would be included in this fee.

Monthly Property Management, for tenant occupied properties, our start up fee is 75% of the first month's rent.  Each month thereafter, 10% of the normal monthly rental rate with a minimum of $100.

Before the property management agreement is signed, it is highly recommended that a licensed property inspector inspect the property. The cost to be paid by the property owner.  This insures that everyone involved with the property knows its condition, and what, if any, repairs will likely need to be made.

 Our agreement with the property owner (Owner Agreement) is on a contract basis and can be canceled without penalty, after 90 days, with thirty days written notice.  Our lease agreement with the tenant is for a minimum of one year and converts to a month to month, which can be canceled any time after the completion of the year with thirty days written notice.
